AbstractUsing house sales contracts in Beijing during the Qing period (1645-1840), we construct a hedonic house price index for this period, and study the effects of important attributes of houses, such as location, size and construction material on house prices. We find that distances to commercial and political centers significantly affect house prices. Compared with rice price and wage, house prices increased mildly during our sample period, and the fluctuations of house prices were caused by economic cycles and government policies on housing market.
